1) Price it right! This means stay as close as you can to, or even lower than, similar homes in your neighborhood that are on the market. If there are 3 other homes on the market that are very similar to yours, and your home is the priced higher than the others, with no real significant updates over the other 3, you will get much less traffic through your home. Which is the exact opposite of what you are trying to do. Remember, when trying to sell, your home is only worth as much as someone is willing to pay for it.
2) Accommodate every showing! This is self explanatory. Too often I will work with buyers that will only allow showings on certain days of the week and at certain times of day. You have to remember, all those buyers out there are not on your schedule. It's reasonable to ask for 24 hours notice before a showing, but you have to make sure your home is available everyday, which brings me to the next point...
3) Keep your home clean! I tell all of my clients that they need to be able to keep their house 90 minutes from showing condition. This means that no matter what time of day, it will not take more then 90 minutes to get the house clean, clutter free and smelling nice. We all have junk and most of us do not keep immaculate homes, but an hour and a half should be plenty of time to put away laundry, do the dishes, vacuum and clean up the bathroom.
4) If you choose to work with a Realtor, make sure you pick a great one that has an aggressive marketing plan for your home! Just snapping some pictures, writing up a nice description and throwing your listing up on the MLS, might get your home sold. But an agent who is proactive and puts forth effort will most likely get your home sold in a shorter amount of time, as well as for a higher price. One example would be to have unique ways to on how to keep people in your home longer during an open house. You want people to stay in longer so they can start to get a sense of comfortability in the house. One of the things I have done in the past is to have a photo scavenger hunt. Take a few obscure pictures of things in the house( ie, the corner of a desk, close up of a light fixture, etc.) and offer small prizes for those that complete it. You can also have a backyard BBQ with some burgers and hot dogs. Whatever will help make potential buyers feel comfortable and at home, will help increase your chances of selling.
